Authorization for Credit and Background Check

Upon submission of a rental application, Applicant authorizes Landlord and Landlord’s authorized agents to complete a credit and background check, which includes a criminal background check that permits the Landlord and Landlord’s authorized agents to search, amongst other things, any relevant sex offender databases. Upon commencement of these checks, the Landlord may obtain a report on various aspects of Applicant’s background, including credit and criminal history. In the event that the Landlord unknowingly obtains incorrect information on the Applicant’s background as a result of an ordinarily performed background check, the Applicant releases and holds harmless the Landlord and Landlord’s agents of any liability.

Additionally, Applicant permits Landlord and Landlord’s authorized agents to complete a subsequent credit and background check, as performed prior to the initial lease agreement, as part of a routine screening process for any Applicant who wishes to be considered for renewal opportunities that may be available at the end of the initial lease term.

Use of Information

Any information provided in this application or obtained by the Landlord and Landlord’s authorized agents as a result of the completion of the Applicant’s screening process will not be disclosed, sold or distributed to any other non-affiliated parties. Such information may be used by the Landlord and Landlord’s authorized agents to determine whether Landlord will lease property to the Applicant, and for all future decisions pertaining to a Lease Agreement between these specified parties. Reason for Denial

If an application is denied, Landlord or Landlord’s agent shall communicate the decision to the Applicant.

Falsification of Application

Any falsified information provided in Applicant’s paperwork will result in the automatic termination and denial of Application. If after the Lease Agreement is executed, it is discovered that the information disclosed during the application process was falsified or incomplete, Main Street Removal can immediately terminate the existing Lease Agreement. "
